10th Street Hotel, Long Island City, NY
Architectural design and feasibility consulting services for an approximately 40,000 square foot luxury hotel development in Long Island City. The project is conceived as a 9- to 11-story mid-rise building organized around efficient 2,500- to 3,200-square-foot floor plates, allowing for a clear and repeatable guestroom layout strategy.
The upper floors are projected to accommodate approximately 55 to 65 guestrooms. The lowest two to three floors are designed as flexible program zones suitable for lobby, food and beverage, wellness, event, retail, or community-oriented uses that activate the street and support hotel operations.
The architectural expression is defined by curved window openings and extruded ceramic cladding, creating depth, rhythm, and a dynamic play of light and shadow across the façade. The design strikes a balance between visual refinement and operational efficiency, integrating flexible programming, compact circulation, and durable materials. The project represents a contemporary urban hotel typology responsive to the evolving character of Long Island City.
