Midtown Mixed-Use Tower, Manhattan, NY
Design Innovations for Architecture (DIA) was engaged to conduct a comprehensive zoning analysis and architectural feasibility study for a 300,000 sq. ft. mixed-use super-tall tower in Midtown Manhattan. The work examined zoning regulations, buildable envelope, FAR utilization, and height and setback constraints to establish a clear planning framework for a high-density urban site.
The study explored a vertically integrated program combining luxury residential condominiums and a hotel tower rising above a multi-level podium. In parallel with the zoning analysis, DIA developed concept designs for the overall tower massing and façade, testing proportions, articulation, and skyline presence while organizing the vertical relationship between uses.
Concept design studies also addressed the organization and architectural character of the podium, envisioned as an active urban base accommodating hotel and residential amenity spaces, luxury retail, and a wellness center. Residential interior concepts were developed alongside unit planning studies to align spatial quality, circulation, and amenity experience across the tower.
The architectural feasibility work integrated planning, program, and design to evaluate massing scenarios, unit distribution, hotel key counts, and the placement of elevated outdoor amenities. Sky terraces and a rooftop pool deck were incorporated into the tower volume as integral architectural elements. The study established a cohesive design and planning vision for a contemporary mixed-use super-tall tower within the Midtown context.
